Property development is new focus at Portugal’s largest real estate show

Preparations are underway for Portugal’s largest property fair, SIL – Salão Imobiliário de Portugal, which runs in Lisbon from October 10 to 13. This year’s emphasis will be on property development, say exhibition and fair directors Sandra Fragoso and Fátima Vila Maior.

It is the largest property fair in Portugal, attracting annually over 300 companies in the real estate sector and thousands of visitors.

After years in which the focus was on urban rehabilitation and restoring and converting old build to new uses, the emphasis this year returns to highlighting new development at the fair’s 22nd edition.

“This year we’re giving special attention to property development and we want this sector to have a greater presence at the fair and with more product,” say the fair directors.

“Portugal continues to enjoy an extremely dynamic real estate sector, with more and more overseas developers investing in the country. We have two types of investors: those from Brazil, China and France making small investments on the back of the favourable non-habitual resident tax regime and the golden visa programme.

“Then we have a second wave of investor groups which have begun to appear lately, from the United States, Belgium and Spain and which are in search of opportunities to develop large real estate projects. We are eager to showcase opportunities for development in this area,” concluded Fragoso and Vila Maior.

SIL Awards
One of the central events at SIL are the annual SIL Awards which showcase the year’s best property projects and for which submissions are now open.

The categories are: Sustainable Construction and Energy Efficiency; Best Real Estate Project: a) Commerce, Services and Logistics, b) Housing, c) Tourism. Urban Rehabilitation: a) Housing, b) Tourism, c) Public Spaces, d) Offices, e) Commercial and Services. Submissions must be handed in by September 13 – www.imobiliario.fil.pt

SIL Village and SIL Kids Club
As for new concepts, SIL is to launch SIL Village and SIL Kids Club at the four-day Lisbon fair.

As part of SIL Investment Pro, SIL Village will offer a premium space set aside for networking and conducting business in an informal environment, one that will be open during both lunch and dinner hours so that companies, partners, real estate groups, bankers,
insurers, consultants and events organisers can get together.

Kids Club is another special space exclusively designed with children in mind, where parents can drop off their kids and go off and wander the aisles secure in the knowledge that their children are being looked after by minders who will also organise various play and educational activities for children between 3-12.
Another innovation is the way that time at the event will be organised. Weekdays (Thursday and Friday) will be set aside for business; for exhibitors, developers, estate agents and other business sectors linked to the real estate market in Portugal.

The weekend (Saturday and Sunday) will be open to the general public (Thursday and Sunday 11am to 8pm, Friday and Saturday 11am-10pm).

SIL will occupy two pavilions (2 and 3) while at the same time INTERCASA Living & Design will run in Pavilion 1 with over 20 architects offering tips on refurbishing and redecorating a new home.

SIL 2019 covers all segments of the sector, from developers, estate agents, banks, services, municipal councils and public entities as well as architectural, civil construction and refurbishment companies and areas from energy efficiency, retail, offices, trade and tourism.
